- How can we sleep over 40 people in 13 bedrooms?

The Ever After Estate is a 62 acre island with tons of space. Across its 13 bedrooms, you'll find 5 king-sized beds, 3 queen-sized beds, 4 rooms with bunk beds (two twin beds each), and 1 room with 2 individual twin beds. In addition to the 13 bedrooms, the estate also has a full-sized futon (sleeps 1-2) and 14 twin-sized tri-fold or rollaway beds that sleep 1 person per bed. Additionally, there are 9 fully-reclining seats in the movie theater w/ blankets & pillows. (Young adults & teens, in particular, like to fall asleep in the theater room---while watching movies and playing video games until the wee hours!). - Can I rent part of the property instead of the entire island exclusively?

Yes! AND....in fact, if you do opt to do only a "partial" rental (2 adjacent guest houses w/ a total maximum sleeping capacity of 22), you'll still have those 2 houses completely to yourself while also having almost completely private access to the outdoor amenities as well! No one else will be renting at the same time as you but when you choose the "partial rental" option, the owner & his wife may continue to reside in their own house several hundred feet away. You'll still be further away from them than you would be from the "neighbors" in most residential settings and the owners will stay completely out of your way unless you reach out to them for help with anything! The guest houses are right next to each other and include 10 bedrooms, 2 arcade/game rooms, the ballpit, the indoor slide, fishing, sports courts, and access to the pool/waterslide (until 10:30pm nightly) along with all outdoor games and amenities for a much lower nightly rate. If you can't find your dates available, you can also add yourself to our "wait list" by clicking the link to do so at the top of our home page. Then you'll be instantly notified whenever anyone cancels dates that occur during your requested timeframe.
- Does The Ever After Estate supply its own linens, cookware, utensils, hair dryers, irons....and toilet paper?

YES to ALL of the above...and more! The kitchens and bathrooms of the estate are fully stocked with all commonly expected items! You can have groceries delivered from the local Publix supermarket by using Instacart (app). Delivery from local restaurants is also available through UberEats and DoorDash.
- If we rent The Ever After Estate for a workplace or wellness retreat. Do you offer any retreat services?

We have excellent relationships with a number of vendors including massage therapists, personal chefs, fitness gurus, and entertainers. Use our contact form to let us know your vision and we can work together to help it become a reality.
- Is there an ice machine on site?

We have an ice machine in one of the outdoor kitchens. It creates approximately 45 lb of ice per day and can store 60-65 lb.
- What are the rates?

This depends on whether you're renting the entire property for up to 43 guests or doing a "partial rental" of the 2 adjacent guest houses for up to 22 guests. With regard to the entire property, most of the year it's between $2200 & $2550 per night during the week and $2385-$2735/night on weekend nights. During summers and major holidays, it may be slightly higher at time. "Partial" rentals (for up to 22 people) are as low as $1100 per night and you'll still have private access to the pool, waterslide, and all outdoor amenities while the owners live a few hundred feet away from you in their own home and keep to themselves (but no one else will rent at the same time as you). There's a 3 night minimum stay to rent the full island and a 2 night minimum stay if you're only renting the guest houses. State & local lodging taxes are 11%. The deposit to hold a reservation is 30% of the total and the balance isn't due until 60 days prior to check-in. Spring Break, Summer, Thanksgiving, and Christmas periods may* rent at a higher nightly rate. Please check our price calculator for a precise rate quote.
- Is the price open to negotiation?

Sorry, no. All rates are as advertised but sometimes there are "last minute" openings for reduced rates. Call or text us at 407-906-7464 to see if there are any such openings coming up. Alternatively, consider doing a partial rental of the estate (sleeps up to 22 people and is still very private), for less than half the price of a full island rental.
- Do you offer military discounts?

The owners of The Ever After Estate and Orlando Area Luxury Rentals appreciate the service of our military. Please call or text us at 407-906-7464 to see what military discount codes may be available. Please note that because you'll be renting out our entire property, military discounts are available only on a seasonal case-by-case basis. It's easier for hotels (who only rent out individual rooms) to block off a set of rooms for military service personnel but we will still always try our very best! Of course, proper military ID is required.
- What is the cancellation policy?

A refund of your deposit (minus $285 & any credit card fees) is given if you cancel your reservation more than 120 days prior to check-in. In most cases, getting a separate trip insurance policy will cover you in the event of sudden illness or other last minute emergency.
- Is the pool heated?

The water stays pretty warm year-round here in Central Florida. Depending on the weather, you may want the pool to be heated if you stay at The Ever After Estate between mid-December and early March. Pool heat is available for $95/day and you don't need to decide on it until a few days before you arrive.
- Can I visit The Ever After Estate prior to booking?

Throughout this website and via direct contact with us, you can see 360 degree room tours & photos of virtually EVERY area of the Estate! You can also see the estate's floor plan by clicking here. Google "The Ever After Estate" or search the estate's name on Youtube and you'll find tons of mass media articles & videos, dozens of 5 star reviews, and even the estate's appearance on shows like HGTV'S "Most Outrageous Homes In America." If you have specific questions about the Ever After's layout, let us know and we can usually help you see whether or not Ever After is right for you without having to make a site visit. On the extremely rare occasion the owners allow someone on property to tour, the following conditions must be met: 1) A non-refundable $285 tour fee must be paid. Once you book the estate, $200 of that fee is then credited towards your booking, 2) The estate must be vacant, 3) You must come to the estate with the mindset that you have already decided to book it and just need to verify that everything is as advertised-- Tours are NOT intended for you to discover things about the property & its layout that you could have learned without visiting. If you're SURE you want to book The Ever After Estate and are POSITIVE you've done your research re: the property and its suitability for your needs BUT you want to visit first just to confirm that it has been accurately advertised, then contact us here.
- Can you recommend any private chefs or additional services?

Absolutely! There are several talented, local chefs who have cooked for our guests in the past. We'll be happy to give you a list of names and numbers. We can also refer massage therapists for on-site services, personal trainers, and more! Many guests have even gone through a local event company to have Hawaiian luaus poolside! - Can I have my wedding at The Ever After Estate?

Each year, several couples do tie the knot at the estate. Some are large weddings (125+ guests). Some are small weddings (10-30 guests). Most of the weddings we host have 50-100 person guest lists. In order to have a wedding of 50-125+ people, you'll need to rent the entire property (not just a partial/ guest house rental). If you're doing a partial rental, you can request in advance to have an onsite wedding/gathering of up to 50 people as long as you're staying for 3 or more nights. In both instances, event fees are waived if you're staying for 7 or more nights. For photos from past weddings & event information, click here.
- Can I bring pets?

On a case-by-case basis, up to 3 dogs (over the age of 1) are allowed on site. This option is only available if you're renting the entire property. However, if you're just renting the guest houses, then there is unfortunately no circumstance under which any animals will be allowed. The pet fee is 48/night and we'll need copies of each dog's medical records showing up-to-date vaccinations for Parvo and Bordetella.
- Is There A CostCo, Sam's Club, or BJ's Nearby?

The Ever After Estate is located just outside the sprawling Orlando suburb of Clermont---which has most popular chains (Target, Wal-Mart, Kohl's, etc). Clermont, however, does not have a CostCo or Sam's Club but does have a BJ's Warehouse less than 15 minutes from The Ever After Estate at 2577 S. Highway 27, 34711. You can find a Sam's Club just 30 minutes away at 7810 W. Colonial Drive, 32818 and a CostCo approx. 35 minutes away at 4696 Gardens Park Blvd 32839.

- What Are The Main Differences Between Renting The "Full Property" vs. Renting "Partially?" (the "Guest Houses")

When you rent the full property, you get the entire 62 acre estate including the owner's house AND both guest houses all to yourselves and you can sleep up to 43 people. When you reserve a partial rental, you can sleep upto 22 people in your own private guest houses while the owners live hundreds of feet away in their own home on the same 62 acre property. Renting the guest houses is a great way to experience our unique property for less and it'll still feel very much like you have the place almost entirely to yourselves.
- If My Group Rents The Full Estate, Will We Have The Entire Property All To Ourselves?

Yes! Renting the full 62 acre estate means that no one else will stay on site during your visit. You'll have the main/owner's home AND the guest houses all to yourselves and can sleep up to 43 people. Keep in mind that doing a partial rental is still rather private too as the only other people on site will be the owners (who will be off in their own house).
- If We Only Do A Partial Rental (The Guest Houses), Will Other People Be Staying There With Us?

When you rent the entire property, absolutely NO ONE else will be staying there but you. If you rent only the guest houses, there will be CLOSE to no one else there. Only the owner (Andrew Greenstein) and his wife (Belinda Greenstein) will stay nearby at the 'owner's house' while you occupy the private guest houses hundreds of feet away. Andrew & Belinda will be living their own busy lives and remain virtually unseen unless you want to meet them or if you have any questions or require assistance. Most guests find this setup to be ideal because "the neighbors" (Andrew & Belinda) are still further away from where you'll be staying than the neighbors would be at almost any other vacation rental and it'll still essentially feel like you have a huge island property to yourselves. The guest houses can sleep up to 22 people so as long as you don't have more than that in your group, this is a great way to save money and still experience this one-of-a-kind unique private estate!
- Do We Still Have Private Access To The Pool & Outdoor Amenities If We Rent Only The Guest Houses?

Absolutely! The owners will not be swimming while you're swimming and they will not be using any outdoor amenities while you are. Your time using the grounds will be your own private time whether your rent the entire property or just do a "partial" rental by staying in the two guest houses.
